The structural integrity reserve study (SIRS) is a non-invasive, visual inspection of critical infrastructure that relates to the safety of a building. Florida legislation requires certain specific structural components be included in the analysis and mandates reserve funding for the repair and replacement of the related components.
A Facilities Advisors SIRS study exceeds the requirements set forth in Florida Statute 718. Our reports are also transparent and easy-to-read. We treat the SIRS study as a stand-alone report that meets statutory requirements, including a funding study to meet the required 100% funding level.
Separately we provide a reserve study for the association’s non-structural components and reserve expenditures with its separate funding plan that does not have a mandatory 100% funding requirement. As part of this reserve study report we also include a combined 30-year funding schedule that summarizes the two separate funding plans. This provides transparency for your members and helps you better understand the financial options available to you.
